However, recent regulatory changes and increased scrutiny have made these transactions increasingly challenging, if not impossible. Even the most investor-friendly closing companies have had to adapt their practices to meet these new demands.
Transactional Funding presents a viable alternative, effectively splitting the A Side purchase and B Side sale into two distinct, independently funded transactions. This approach is commonly referred to as a Back-to-Back Closing, minimizing liabilities for all parties involved.
Investor (You): Secure a purchase contract from the property seller.
Investor (You): Obtain a contract to sell the property to the end-buyer.
Investor (You): Initiate the file with your selected closing company (ensuring it's the same for both sides of the transaction).
Investor (You): Submit the Transaction Form along with both contracts to PFG for funding.
PFG: Collaborates directly with the closing company to arrange funding for the A Side.
Closing Company: Facilitates the closing of both the A Side and B Side transactions on the same day.
Upon Successful Closure: The closing company disburses PFG funds to the original seller and allocates the end-buyer's funds to settle the PFG amount, delivering the remaining profits to you, the investor.
